Best Property for sale Marlborough Sounds
The Rewarewa property
All north-west facing, lower slopes, gently sloping, commanding views of the Sounds, sealed road drive-on access, in a serene native bush setting that back onto the Queen Charlotte walkway. The property extends from the Queen Charlotte Walkway down to the Portage Bay.
The Rewa Rewa lots plan
The Rewarewa property release was made possible by the recent rezoning of the previously Rural zoned property, now to Coastal Living zoning that allows limited large block subdivision.
It is very rare for rural properties in the Marlborough Sounds to be rezoned these days. This was due to the property’s unique characteristics of balancing minimal environmental impact by maintaining the pristine native bush backdrop, while proximity to the Portage Resort and Queen Charlotte track made it suitable for new minimum 1 acres block lots on the gentle lower slopes facing the Sounds.
The Rewa Rewa property is the dominant land form and land area in the Portage Bay. This central location in Marlborough Sounds makes it easy to access by air, boat or road.

Property for sale Marlborough Sounds
Kenepuru Sound is one of the larger of the Marlborough Sounds in the South Island of New Zealand.
The drowned valley is an arm of Pelorus Sound / Te Hoiere, it runs for 25 kilometres from the northeast to southwest, joining Pelorus Sound a quarter of the way down the latter’s path to the Cook Strait.
Queen Charlotte Sound, the largest sound in Marlborough, lies to the southeast, parallel to Kenepuru Sound. Some of the small side arms of the two sounds are only hundreds of metres apart, at Te Mahia Bay and Portage Bay, but are separated by a steep serrated range of hills. Not surprisingly, one of the settlements on this stretch of coast is called Portage, named for the simplest method of passing between the two sounds. Queen Charlotte Track runs along the ridge of hills between Kenepuru Sound and Queen Charlotte Sound.
Snapper fishing at its finest
The Portage boasts unrivalled snapper fishing in the South Island. Due to the Kenepuru Sounds waters being warmer than the outer Cooke Straight and Pacific Ocean that feeds it, large ocean snapper use the Portage bays for spawning from October onwards. Unlike the snapper fishing around Auckland and northern waters, the fish in the Kenepuru are regularly over 12lb.
Of course, some of these old snapper like the Kenepuru waters so much they decide to stay! As a result, good snapper can be caught at any time of the year here, as evident from the photo files attached. All of these photographed catched were within 2km of the Rewa Rewa property.

Land for sale Marlborough Sounds
The Portage Bay area is a multi-sensory experience of the best that Marlborough has to offer.
Residents and visitors can enjoy sea kayaking, fishing, walking national parks, touring Marlborough wineries, or just relaxing with a book in the bird song tranquility on a deck.
The Portage Bay is extremely popular with New Zealand families as a boating and summer holiday destination. However the surface of potential has only just been scratched – The Rewarewa property offers an excellent investment opportunity to benefit from this growing resident and tourist market, with this 12 building site land area now being rarely available.
Local bays and water ways are an intriguing jade and turquoise colour, with ‘fingers’ of bays weaved amongst golden sandy beaches. Untouched native bush thrives in this temperate climate, with vast stands of giant Rimu, Beech, Puketea and Totara trees and Nikau palms and giant Tree-fern groves filling the valleys.
As full list of native NZ bird life species that can be found in any one place in NZ are to be enjoyed in the Portage area. Stand on the deck or just open the windows and soak up the dawn harmony of Tui and Bell bird song that is a truly a melodious natural wonder.
A unique setting.
A public boat launching ramp is directly across the road within 2 minutes walk from the Rewarewa property, in front of the Portage Bay Store and adjacent to the marina and car park.
As this is one of the very few public boat launching ramps in the Kenepuru Sounds, this is also another draw-card to residential growth and visitors. Local shop, chartered fishing, yacht hire, mountain bike hire, and kayak hire are available as part of the Portage Resort’s range of eco-tourism facilities. For all its natural tranquility, there is a definite dynamic feeling when in the Portage that there is always lots to do, on land and water.
The peaceful and uncomplicated setting of the Portage Bay native bush amphitheatre is a unique setting that draws those who experience it to return, time and time again. The Rewarewa property title envelops virtually the entire amphitheatre of native bush backdrop of the Portage Bay that you can see in the photos.
The property dominates this beautiful Bay in terms of land area and position, providing an unrivalled development opportunity to build further on this well recognized tourism heart of the Marlborough Sounds.
